1. Create/Update a Home Maintenance Checklist

Everything from cleaning out shower drains, to checking your smoke and carbon monoxide detectors, to picking one area of your home to give a makeover/remodel. 

2. Schedule Maintenance

Numerous service providers offer service plans to regularly maintain the most important aspects of your home, such as roofers, heating and A/C, water heaters, etc. While spending money just to have these items checked may not seem like an exciting way to budget money for your home, these maintenance checks can prevent minor issues from becoming major catastrophes. Should you decided to sell your home, records of these service checks will also be excellent to provide to prospective buyers.

3. (Re)evaluate the Yearly Repair Budget

With the start of a new year, it is a good idea to examine and familiarize yourself with the existing warranties for your home. It is also a good idea to evaluate the age of your appliances, roof, etc and adjust your monthly savings to accommodate for potential repairs that might arise as your home ages.
